The project is located on nearly flat, irregularly shaped plots of land in the vicinity of Šibenik, offering breathtaking sea views. The design draws inspiration from local materials, with a simple concept that aims to bring the sea view into the interiors of the buildings. The plots are designed to accommodate two semi-embedded structures, each with nearly identical layouts. The concept focuses on maximizing the potential of the site—emphasizing the sea views and the Mediterranean climate, which encourages outdoor living. For this reason, the living areas are oriented towards the sea, with spacious balconies and terraces designed for outdoor living.
The volumes are broken up to create four residential units in each building—one as a duplex in the lower volume, and three in the higher volume, stacked one on top of the other. The lower volume, which houses the duplex unit, benefits from a large, dual-orientation rooftop terrace offering sea views and an additional outdoor living space for pleasant days.
The living rooms of the elongated residential units in the higher volume are oriented towards the sea, while the bedrooms are placed on the quieter side of the plot. The duplex unit features an open-plan living area on the ground floor, with a southeast-facing living room and a kitchen that opens onto an outdoor terrace with a southwest orientation. The upper floor of the duplex contains the bedrooms, each positioned to capture views from different sides of the plot.
All units share a central staircase, providing access to the shared rooftop terrace and the higher floors. As residents ascend, they are greeted with panoramic sea views from every communal area, including the staircase.
The materials used in the design include local stone for the ground-level facades and central stairwells. This stone serves to visually separate the ground floor from the rest of the building, which is finished with light-colored plaster. The buildings are also visually divided by horizontal facade strips that frame the structure. The two buildings are slightly offset from each other, and the terraces and balconies create a dynamic interplay of volumes, light, and shadow, particularly on the northwest-facing approach side.
Both buildings are raised a few steps above the surrounding terrain, which is landscaped with native Mediterranean plants and greenery, enhancing the natural environment.
